Dear 417 community,
Well done everyone for getting through January - we hope everyone, your families and friends remain well.
This is the first of a series of regular, quarterly updates which we will for now be sharing on this Forum, although we are looking at e-news and on-site format too! (It should be noted that this will not replace official updates regarding works, freehold or leaseholder issues which will continue to be issued on an ad-hoc basis from LBM).
Firstly, an update on the cladding process.
As some of you already know, because of the extra investigations needed to confirm the structural integrity of the building, the start date has been pushed back further. However, the good news is that Ingleton Wood (IW) are suitably confident that the cladding replacement works will now start on-site in March, perhaps by mid-month. In addition, the updated programme timeline will be available prior to start. So, the wait is almost up! The final materials chosen are on display in the entrance to 417.
Related, those of you on-site may have heard the first test fire alarm, which is currently scheduled for every Tuesday at 11am. Weekly tests are in best practice Government guidelines, and although we realise it may be disruptive for some, on balance our priority must be the safety of the block. We are looking at whether we may be able to reduce this frequency in future.
Secondly, a few other points on walkways and communal areas.
The side vehicle gate has now been fixed and is back in working order. Although this will reinstate some additional security, please continue to be vigilant as we've sadly had a few bikes stolen. We are looking at how we might create a bigger, more visible bike storage on-site as works continue - but more on that later.
A quick reminder, too, that the communal areas (including walkways) should be totally clear at all times, including locked bikes on railings. Scottie will be issuing notices to that effect, and grateful if you could remind your tenants. Any unwanted, bulky household items can be collected by the Council and should be left outside the main gates on Riverside Wharf.
Lastly...
... we are currently making connections with other nearby RTMS and the Council to try to influence a safer, more pleasant local environment. LBTH are launching a consultation to improve the roads and pavements along Wick Lane to Mornier Road roundabout - including possibly re-zoning the footbridge - and we will send you links to the public consultation when it becomes available.
Do encourage anyone who is not on this Forum to sign up, as we now have close to 2/3rds of leaseholders!
