
INSURANCE
The property insurance policy covers both the individual properties and the communal areas of the development; please note however that the moveable contents of your flat (i.e. soft furnishings, furniture items and white goods etc.) are not covered under the policy and you are therefore encouraged to take out your own contents insurance policy to protect you in the event that loss or damage to your personal belongings occurs.
Owing to historic large-scale losses, the property insurance policy is ‘layered’ and three separate policies are held; AXA Insurance plc provide the underlying terms (policy no.: LP PPP 7051976 refers) followed by Everest Insurance (policy no.: 450677/01/2020 refers) and Allied World Assurance Company (policy no.: AWCD28211 refers).
All policies are brokered by Clear Insurance Management.
POLICY EXCESSES
As with all policies of insurance, there are excesses which apply for each risk / insured peril under the policy; the policy excess which apply under the current and primary property insurance policy held with AXA Insurance plc are as follows:
In the event that loss or damage to your property is caused from a communal source (e.g. from the roof or from a soil stack) and does not exceed any one of the above policy excesses, 417 Wick Lane RTM Company Limited will cover the cost of repairs / redecorations to the affected areas of your flat from the general service charge.
In the event that loss or damage to your flat is caused by a third party (e.g. your neighbour or a contractor appointed by you etc.) or by your failure to keep your flat in a good state of repair and condition, 417 Wick Lane RTM Company Limited will not cover the cost of repairs / redecorations to the affected areas of your flat from the general service charge nor will it become involved in establishing liability.

INSURANCE CLAIMS
If you need to make a claim under the property insurance policy, please contact London Block Management in the first instance.
In order to assist London Block Management in logging the claim with the Insurers via Clear Insurance Management, you will be required to confirm / provide the following information / documentation:-

The type of loss or damage (e.g. an escape of water from one flat to another).

The time and date in which the loss or damage occurred.

Whether the cause of the loss or damage has been repaired and if so, evidence of the repair should be provided by way of a contractors report or invoice.

A detail of the damage caused to your flat along with supporting photographs evidencing the damage; and
-
Two estimates, given on a like-for-like basis, for the resulting repairs and / or redecorations to the affected areas of your flat as a result of the loss or damage.
London Block Management will log the claim with the Insurers via Clear Insurance Management who will then deal with the claim as expeditiously as possible to successful completion.
