
STRUCTURAL ALTERATIONS
Thinking of renovating or adding a new bathroom? Then read below from the lease:
Alterations / Flat RefurbishmentsClause 6(x) of the lease states the following:-
“Not to cut maim alter or injure any of the principal walls floors ceilings structures timbers iron or stucco work of or on the Premises nor without the previous written consent of the Lessor (which shall not be unreasonably withheld or delayed) to alter amend or add to the internal layout and design of the Premises or any part thereof”.
That means BEFORE you start any works, please contact LBM as you may require RTM consent. The RTM exists to keep occupants safe; however, don’t worry; the consent process is quick and easy.
If you are planning to make structural changes you’ll need to provide London Block Management with the following information/documentation.

- A full schedule/summary of the works to be undertaken.

CAD Drawings showing the current and proposed layout; and

CAD Drawings showing any demolitions (if applicable).
Once LBM have received the above, the RTM will take a look and get back to you as soon as possible.
Any agreement in principle to such works will be required to be formalised as follows:-

A chartered building surveyor will be appointed to review the plans and proposals in detail, undertake a site inspection of your flat and compile a report setting out whether or not consent should be given to the works; and

Provided that the chartered surveyors conclude that consent should be given for the works, the company’s solicitors will then be instructed to draw up the formal Licence for Alterations.
It should be noted, that all professional fees incurred by the company in connection with any such request for consent will be the liability of the applicant.
